SMSF Loan Structure

When an SMSF buys a property using a loan, a separate bare trust is set up to hold the property for the SMSF. This trust is usually run by a corporate trustee to keep everything clean and compliant.

Property Purchase

Your SMSF borrows money to buy the investment property, which is held in a separate trust set up just for that property. The SMSF usually puts in the deposit and covers the ongoing costs, while the loan takes care of the rest of the purchase price. Any rent and growth flows back into your SMSF.

Loan Terms

SMSF loans are usually set up as a Limited Recourse Borrowing Arrangement (LRBA). In plain English, if things don't go to plan and the loan defaults, the lender can only go after the property bought with the loan — they can't touch the rest of your super.

Repayments

The loan repayments are made by your SMSF and usually cover both the loan and interest. Any rent the property earns is paid straight back into the fund, helping to cover repayments and ongoing costs, while also building up your super balance over time.
